Maury County Commission Approves Two Rezoning Requests Despite Planning Opposition

Maury County Commissioners voted last week to override their Regional Planning Commission on two separate commercial rezoning requests, approving both despite prior recommendations for denial.

In a 12-8 vote, commissioners approved a 3.5-acre commercial rezoning on Fountain Creek Road in Culleoka. Planning commissioners had previously voted unanimously against the request, citing concerns about parcel size, waiting for the county’s comprehensive plan to be completed, and issues with outdated mapping information. However, county commissioners and public commenters largely supported the proposal, pointing to the property’s proximity to existing commercial development and the reputation of the applicant.

Some commissioners cautioned against routinely dismissing planning recommendations, while others said this case differed from typical concerns about large-scale commercial growth.

In a separate 12-9 vote, commissioners also approved a 5.9-acre commercial rezoning on Highway 431, where the Mathews family hopes to open a coffeehouse and host farmers’ markets and Christian events. The planning commission had rejected the proposal twice over zoning consistency and traffic concerns.

Debate among commissioners centered on whether to weigh the family’s stated plans or the broader range of potential future commercial uses allowed under the zoning classification. Alongside the rezonings, the commission approved zoning ordinance updates, including a new 12-month waiting period before a denied rezoning application can be resubmitted, and handled several additional items including board appointments, financial approvals and grant applications.
