Bath & Body Works, Wingstop, More Could Be Coming to Columbia — Developers Call on Public Support

Justin Dohrmann, Vice President at Highland Capital – the company redeveloping the former Shadybrook Mall property – posted to the I Heart Columbia Facebook group on Sunday…

“We need your help, Columbia!

We’re one step away from bringing an incredible lineup of new businesses to the former Shadybrook Mall property — Bath & Body Works, America’s Best Contacts & Eyeglasses, Wingstop, and Tropical Smoothie Cafe! 

Our plans for this building require an alternative compliance approval, and a strong show of community support at the public meeting this Wednesday could make all the difference in getting this approved!

The meeting is this Wednesday at 4:00 PM at City Hall (Council Chambers), 700 North Garden Street, Columbia, TN. If you’re as excited as we are about these additions, we’d love to see you there!

And don’t forget — this is in addition to the fantastic tenants we’ve already confirmed: Ulta Beauty, Academy Sports, Bealls, and Five Below.

Help us keep the momentum going and make this vision a reality — together!”

As you can imagine, this generated a LOT of conversation. With people chiming in on the new businesses and sharing their opinions on the stores they’d like to see in the new development.

Laura O’Brien Mills made a post that generated even more conversation…

“To the gentleman, Justin, that is working on the shops at Shady Brook. I just want to thank you for at least trying to give the people of Columbia stores to shop at. At least they're stores that don't require going downtown or dealing with the traffic issues that go along with Spring Hill. 

Let me fill you in that you will never make everyone happy in this community (or any for that matter) but for those of us that grew up here and have family still there, we appreciate that someone is doing something for Columbia rather than Spring Hill for once. I grew up with Shady Brook mall and it's been missed since it dissolved.

Hopefully everyone can quit complaining about the stores coming and just be happy that Columbia is finally getting some stores to shop at. Have a great day peeps.”

“I greatly appreciate the kind words! I’m just one small piece in the machine, but all of us at Highland Capital are working very hard to turn this property around and bring some new options to Columbia! Our team had the pleasure of attending some of the Mule Day festivities yesterday, and we are super excited to be investing in this community, and it’s great people! We’re still working on a few more things at that property, so hopefully there will be even more good news to come!”

Highway 31 Widening Gets Green Light to Start Two Years Early

Spring Hill Alderman Trent Linville posted today…

Yesterday, TDOT released its updated 10-Year Project List and our most critical road improvement project—the widening of Highway 31 (Main Street/State Route 6)—has been moved UP in priority! Preliminary engineering, initially slated for 2028, will now start next year in 2026. Preliminary engineering involves initial project planning, design, and environmental reviews —the first step in a road project becoming construction-ready. In TDOT’s new project delivery philosophy, they have committed to complete any project they start. This puts us two years closer to real solutions on one of Spring Hill’s most congested roads.

If you’ve been around a while, you know the history: the Highway 31 widening project topped TDOT’s list in 2019 but fell off the priority list in 2021. When I stepped into the GNRC representative role in January 2023, I made it my priority to re-establish active communication and collaboration with TDOT and GNRC, and other municipalities who share our transportation needs like Thompson's Station emphasizing the importance of all of our city's transportation needs. By December 2023, through that collaboration, we successfully got Highway 31 back on TDOT’s priority project list, and now we’re seeing the payoff.

Though construction is still projected for 2033, moving preliminary engineering forward is crucial. This earlier start provides us with a valuable opportunity to accelerate the overall timeline, especially as additional funding becomes available through the governor’s budget this cycle.

I’ll keep working hard to keep our roads—and your commutes—a priority. Thanks for your continued support, Spring Hill! Let’s keep this momentum going.
